During a real estate transaction, a certain number of documents are necessary both for the real estate agent and for the lawyer who will pass the deed of sale.

Certidão de Teor da Conservatória do Registo predial:

Document indicating whether the property is free from all debts, mortgage and if it is registered in the name of the seller.
Caderneta Predial das Finanças:

This document is the title of ownership of the property, it indicates the location and its description.
Licença de Utilização da Câmara Municipal, Secção de Obras:
All homes built after 1951 must have this document from the Town Hall which is also called License
of Housing.
Identity documents or Passport:
Buyers and sellers must provide their identity documents or passports and their TINs.
Ficha Técnica de Habitação:
All properties built or modified after January 1, 2003 in Portugal are required by law to have a Housing Technical File (Ficha Técnica de Habitação). This document contains information about the property, including
including manufacturer details, construction materials used and data sheets.
Certificado Energético:

Before a sale, the seller must carry out an energy diagnosis of the property.
